We work nationwide, but our primary focus is Washington State. We look for straightforward opportunities to improve value through leasing, repositioning, and practical, creative deal structures — often with national and daily-needs tenants.

The firm’s roots began in January 2020, when Ivan acquired the first parcel with the goal of building a vertically integrated platform for standardized luxury modular homes. In 2021, Ivan and Alex formally partnered, acquired additional land, and expanded into land development.

About The Company

Columbia Creek continues to advance and complete three active land development projects, building a foundation of execution, discipline, and hands-on operating experience. As the partnership evolved, Columbia Creek made a deliberate shift from residential development to commercial real estate, drawn to the asset class’s scalability and repeatability.

Today, we pursue retail acquisitions and small portfolios with deal sizes up to $50 million and remain flexible in how we structure transactions — including all-cash purchases, seller financing, and sale-leasebacks. We also prefer collaborative processes that keep momentum with brokers and operating partners, supporting faster execution and stronger outcomes.
